TLC acquired this 56,000 square foot creative office building in 2006, but had leased the property since 1998, when TLC obtained a purchase option along with the lease. In 1997, the property was primarily a warehouse building, and renovated a significant part of the building into creative office and production space. Another renovation of the property was completed in 2008 to rehab the exterior of the building, add almost 5,000 square feet of space, and to turn the rear of the building into very high end creative office and production space. Significant value was created both through the purchase option and sublease, and more recently through the renovation and space addition. Current tenants at the property include Yahoo! Music, Jakks Pacific, Carat International, and The Honest Company.

Renovation Details

The property was previously a 55,000 warehouse-office combination building. In 1997, we renovated the property to turn approximately 32,000 square feet into creative office space. In late 2006, the LA Times vacated the warehouse portion of the building and we subsequently renovated the entire exterior of the building, turned the warehouse space into creative office space, and added approximately 5,000 square feet of mezzanine space to the building.
Lush landscaping was installed, rigid insulation was installed in the newly renovated space to expose the wood ceilings, skylights and a clear story structure were installed, and all of the building’s windows and doors were replaced with Torrance Steel doors and windows.

The resulting space has been characterized as some of the most attractive creative office space in the entire Los Angeles area and commands very strong creative office rents.
